Primary expertise: San Diego Retail, San Diego Industrial, and San Diego Office and California Investment Properties. *Compare and evaluate strength and weakness of the potential properties. *Minimize risk to Buyer, by providing due diligence check list and facilitate contracting additional experts to properly assess subject property's current condition. *Provide our client completed recent Sales Comparable for subject property and educate our Client(s) on current Market Value in their desired sub-market. (Information is power in negotiations) *San Diego Investment Properties Comparisons, including: risk of vacancy, cap rate analysis, current/projected NOI, current and projected net operating expenses, projected tenant improvements or rehab cost. *If you have 1031 Tax Deferred Exchanges situation currently, we will find the replacement property for you with the highest return. *Negotiating Buyer's optimal purchase terms including drafting offers and purchase and escrow instructions TENANT LEASE REPRESENTATION: "LET CPS DO ALL THE WORK" We will conduct all the necessary research, identify and compare all the available lease properties that meet our client's space requirements, assist client to space plan and evaluate efficiency of the lease space, educate our client on current market conditions and then negotiate advantageous lease terms. Our judiciary responsibility is to our client and in most cases we work at no cost to our clients, as we split fees with listing broker. Services include but are not limited to: *Client education on current Market Rates and Concession whether it be for San Diego Retail Space, San Diego Office Space, or San Diego Industrial Space *Provide Client with complete list of available San Diego for lease properties that meets our client's site and building requirements *Site Selection consultation: including drive time analysis, demographics, and traffic counts *Cost and benefits analysis: Renew vs. Relocating or Buying vs. Leasing comparison *Provide leverage for our clients in commercial lease negotiating process by creating competition between Landlords and our market expertise. *Space planning Assistance, including rating efficiency of space's floor plan, suggesting modifications, and estimating cost of tenant improvements *Negotiating terms and conditions beneficial to the tenant, including drafting proposals, counter proposals, and reviewing lease SELLER/LANDLORD LEASE AND SALES REPRESENTATION- "CPS's Professional marketing plan, Sale, and lease experience will provide maximize exposure, provide quick results, and maximize the sale or lease price you obtain for your property " *Establish current Market Value of the Commercial Property *Create and Implement strategic Marketing Plan to maximize exposure of the property to potential Buyers or Tenants *CPS with 20 year of San Diego Commercial Real Estate will negotiate terms and conditions to maximize return or cash flow on the sale or lease of the commercial property. *Drafting of offers, counter offers, purchase agreements, escrow documents, or leases documents to close the transaction and protect Seller or Landlord from lawsuits including getting all necessary disclosures and disclaimer forms signed.
