maximize the purchase price for the Seller's). It's only prudent to have CPS's experience commercial real
estate broker acting solely for you and looking out for your or your companies best interest!!!

2) Tenant Representation (For Lease Transaction):

*Researching and supplying a complete list of available "For Lease" properties that meet our client's space
requirements

*Compar
ing the key attributes of the potential "for lease" opportunities, including area demographics, traffic

drive time to key customers, drive time for employees, parking ratios, available power, net and cam
charges etc...
*Assist client space plan and evaluate the efficiency of potential lease properties
*Provide and review recent completed comparable lease transactions in market area desired by client,
educating our client on current market rates and rental concessions.
*Estimate cost of Tenant Improvements required by Tenant (our client) to make a potential lease space work
for their company.
*Writing multiple proposals to top options, provid
ing leverage in negotiation to the Tenant and making
landlords
compete against each other, and arduously negotiating the most advantageous lease terms.
*Compare final and best proposals and reviewing lease contract with the client





3) SELLER/LANDLORD LEASE AND SALES REPRESENTATION:

exposure and produces quick results, creates value, and maximizes return
to the Seller or Landlord's!"
